Alberta - Lake McGregor & Lake Newell

Lake Newell is definately a well kept Alberta secret. This lake is great for fishing and the Provincial Park near by gives the true resort feeling. This community is now taking shape with a more executive home feel in the area. All homes must have a front drive garage and off street parking. We are happy to have built a home for our investor that sold prior to completion. The purchasers then customized the colors and finishing choices. This home  Had a Juliet Balcony, attached front car garage,  5 piece bath, hardwood throughout, iron railing, Cherry kitchen and Granite countertops. We warn those building in this area of the inspection fee not included in the development permits. Private contractors inspect this area and are based in other areas outside of Brooks. The build was really affected by the inspectors scheduling taking 2-4 weeks for an inspection visit after a phase was completed. The price of the build based on $275,000 was a whopping $7000 outside the DP fees outlined on the Resort and Newell County pages. Alberta Permit Pro would have been half this price however they were too busy at the time to take on any more contracts. They have assured me it would not be like that now with the slow in new builds.

Lake McGregor is a great area and borders on Milo. The resort area is currently reselling many lots as the development had a building commitment and those not meeting the commitment are planning on selling their lots. Like Lake Newell Resort the area is less "cabiny" and more like a retirement or executive home development.
