Thinking of Building an Infill in Calgary?

Calgary is a very interesting place. All the new development land is owned by the developers who wish to sell large amounts of land directly to a few select builders. These Builders agree to buy the land in bulk and have a required lot commitment.

Most Calgarians wanting  to build their dream home have two options:

1. Build close to downtown knocking down an existing home
2. Build on an acreage outside of Calgary or in a development in the NW allowing people to bring your own Green Builder 

What you should know about building an infill:
  • Each area in the inner city has their development guidelines set out to protect the unique feeling the community wants to maintain in architecture, and preserve land value in the area. Some sensitivity is given to the seniors in these areas as the property  taxes increase with every expensive home placed in the area leaving the low income people in the area more vulnerable to hardship. 

  • Each community association is allowed a vote on your development permit. Ensure that you contact your community association prior to submitting your plan for development to avoid surprises.

  • There is a disconnection fee for your utilities and a standard cost for water line upgrading, burying street cables if not done already, sidewalk replacement, home demolition fee, dirt removal from excavation, etc. Most of these costs can be found out by dialing 311 inside Calgary and your excavator that does demolition. TIP: House movers used to take your home away for free. Some people attempt to sell their home to avoid the demolition cost and save $7000. Be careful as the move can be very expensive so do not try to include the move cost in your deal.

  • You will have to provide a streetscape drawing of all the homes on your block as they are now and after your house is built. Full electrical and plumbing drawings will be required and plot plans

  • Most infills allow a huge amount of instant equity in your home. To justify the cost of the land, most people consider subdividing the 50 wides into two 25 foot lots and put either a side by side duplex or two single family homes. The choice comes down to preference and spacial usage.
